More importantly, our relationship with each seller is a partnership in which both parties have responsibilities to each other, while sharing a common goal. Our goal is to get you the most money for your property in the shortest time frame, guiding you to a smooth closing, reducing stress and saving you time. This package contains helpful information about selling your home - from the time it is first listed to the moment you hand over your keys. Exclusive vs MLS Listings

Although many Realtors just want to get a sign on your lawn as quickly as possi-ble, we understand that preparation and achieving the very best first impression is extremely important to getting our Seller’s the most money for their home. During the exclusive period, while we’re staging, de-cluttering and scheduling the perfect day for our Property Photos, we can begin marketing your home before we list on MLS and build excitement for your listing. In fact, we reach 25,000 to 50,000 people before you will have a sign on your lawn!

Photos

We take extra pride and consideration when scheduling photos. We monitor the weather every day to ensure your home is looking its best for our Professional Photographer. This is the most important step when crafting a marketing message for your home. The first photo prospective buyers see is literally the first time you sell your home.

The Process

Six steps to your new home.

From first conversation to final walkthrough, every step is handled with the care and expertise your most important investment deserves. Here's exactly how we do it.

01

Inspection

Buyers Inspector will typically schedule an inspection within a few days of having an accepted offer. Be prepared to repair any deficiencies. A reduction in price may be granted in lieu of repairs.

02

Financing

Buyers may have an appraisal completed by their Lender. If all goes well, buyers will remove this condition. Keep in mind Lenders may order an appraisal up to a few days before closing.

Firming Up The Deal

Once the Buyers remove their conditions, the deal is now firm! Congratulations, you have officially sold your home - pending closing.

Cleaning, Packing & Physical Prep

Make sure to schedule plenty of time for the job! Leaving the home in a clean and broom-swept condition is a typical clause in the Sale Agreement.

Chattels & Fixtures

Make sure all appliances, mirrors, furniture, etc. (chattels and fixtures) that are included in the purchase price of the Purchase Agreement are in good working order.

Expect Buyer Walk-Throughs

Typical Purchase Agreements will allow for two or three Buyer walk-throughs for various purposes. Make sure to be accommodating to scheduling requests.

Final Walk-Through

Before closing, do one final walk-through to make sure that everything is ready.

Schedule Closing

Schedule your signing of grant deed with the notary at a time convenient for you.

Keys, Remotes, & Instructions

Leave keys and remotes with instructions on the counter for your Buyers!

Utilities

Contact your utility companies and let them know about the sale and close of escrow date.
